The role of the auditor (denetçi) in Turkish residential complexes is established by the Turkish Condominium Law – Kat Mülkiyeti Kanunu (No. 634) and is based on the principle of full independence from the management company and from members of the Board. The purpose of the auditor is to control financial processes, review expenses, detect irregularities, and inform property owners without interference from those being audited.

Any attempt to pressure the auditor, limit his activities, or prevent him from informing owners undermines the legal nature of independent audit. If an auditor is forced to “stay silent”, “close a page” or “stop sharing information”, the audit loses its meaning and transparency disappears — exactly what the law intends to prevent.

Can the auditor use modern communication channels?

Yes. The law does not restrict the method of communication. The auditor may use any modern channels — including email, social media, messaging applications, mobile platforms, and public or semi-public online groups.

What matters is not the medium, but the purpose — ensuring transparency, making information accessible to property owners, and reporting financial findings to those who have the legal right to be informed.

Therefore, using modern communication tools is not only acceptable, but fully aligned with the auditor’s core function — to inform owners in a timely and understandable manner, especially in large or international residential communities.


Why blocking communication channels is also a violation

If someone tries to prohibit the auditor from using communication channels, restricts access to owners, prevents sharing information, or demands “permission” to speak — this constitutes an attempt to interfere with the auditor’s independence.

Such interference contradicts the structure and purpose of the Condominium Law, because the auditor must control and inform on behalf of the property owners, not under the direction of the very persons being audited.

In other words: preventing the auditor from communicating equals depriving owners of their right to know.
