To keep everything transparent, it is important to understand who has which responsibilities in a Turkish residential complex. Usually, there is a management company, a site manager (Yönetici), a board (several owners), and an auditor (Denetçi).

Here is a short explanation of each role:

Management Company

The management company handles the day-to-day operation of the complex:

cleaning, security, maintenance,

paying bills,

hiring contractors,

bookkeeping,

collecting monthly fees.

The company does not make decisions; it carries out decisions made by the Board and the property owners.

Yönetici (Site Manager)

The Manager is the person who:

represents the complex,

signs documents,

organizes execution of decisions,

is responsible for daily management.

This is an executive, not a controlling role.

Board Members

The Board consists of several elected property owners who:

make decisions by majority,

approve expenses,

represent the residents,

supervise the work of the management company.

All main decisions are made by the Board, not the company.

Auditor (Denetçi / Auditor)

The Auditor is an independent controller who:

checks expenses,

reviews reports,

ensures transparency,

monitors both the Board and the management company,

informs property owners about the financial situation.

The auditor does not make decisions, but controls those who make them.
